The truth is that there are some common features of a home that most prospective buyers are looking for. To do this, focus on the features that home buyers are looking for. What are these features? We are glad you asked. We’ve put together a two-part guide expanding on the home features buyers are looking for organized by indoor features and outdoor features. Here are 6 indoor features home buyers want that will help you get the best return on investment for your home improvement projects and sell your home faster.

  1. Updated kitchen
  2. Laundry room
  3. Modern bathroom
  4. Walk-in closet (master bedroom)
  5. Hardwood floors
  6. Neutral paint overall

1. Updated kitchen

If you’re going to remodel just one room in your home to make it more valuable for resale, remodel your kitchen. An updated kitchen is a major home feature home buyers want. The kitchen is the functional epicenter of the home, which makes it arguably the most important room in a home. For a room so widely used daily by all the family, it must be optimized for functionality and aesthetics.

One thing that makes a kitchen extra functional is that it doubles as an “eat-in kitchen,” meaning that there is either a table within the kitchen space or a separate kitchen island with seating. Having a place in the kitchen for people to eat helps bring the family together. It’s also extra convenient if you have kids for them to grab breakfast in the morning or have a place to help out in the kitchen.

If you really want to impress potential home buyers, make sure your kitchen features a walk-in pantry. A walk-in pantry is an extremely useful feature in a home, especially for larger families and people who like to shop in bulk.

Another way to update your kitchen to make it more appealing to buyers is to replace old appliances with new, modern stainless steel appliances. When buying new appliances, make sure they are Energy Star-certified, as energy efficiency is another home feature buyers want.

As far as aesthetics go, make sure your cabinets are good quality and painted a neutral color. Also, update your backsplashes if needed to a cool/neutral ceramic or porcelain tile.

2. Laundry room

One of the top home features buyers want is a separate laundry room. Having a separate laundry room to sort and fold laundry is absolutely essential for growing families. If your home does not currently have a separate laundry room, one of the easiest and most cost-effective areas to convert to this purpose is the basement if you have one.

3. Modern bathroom

Besides the kitchen, the other room we arguably spend the most time in is our bathroom. Having an attractive, modern bathroom is definitely a home feature buyers look for. More people are beginning to prefer a large stand-alone shower as opposed to a combination shower/tub. However, many people still require a bathtub so make sure there is a bathtub in at least one bathroom in your home to accommodate this.

4. Walk-in closet (master bedroom)

The master bedroom is an important room in the home and is one of the rooms you really need to “wow” potential buyers with. A master bedroom most often is meant to accommodate two people, so it’s essential that the couple coming to see your home can envision both of their wardrobes and storage needs fitting easily into the closet. A walk-in closet provides ample hanging, storage, and shelving space to allow buyers to feel confident it has the capacity for their needs. And always make sure the closet is optimized for storage.

5. Hardwood floors

Looking for home features buyers want? Look no further than your floors. Replacing your current flooring with hardwood floors is one of the most straightforward and effective ways to increase your home’s value and appeal. Hardwood floors are attractive and offer a cleaner look. They are much easier to maintain and more durable and long-lasting than carpets.

6. Neutral paint overall

Don’t have the budget for a massive home remodeling overhaul? One of the simplest and most cost-effective things you can do to make your home more appealing to home buyers is to give it a fresh coat of neutral-colored paint. Making the walls in your home neutral acts as a blank slate to potential buyers. It allows them to visualize their own lives and possessions in your house and feel more at home, making an important connection. Feeling that connection is essential for a potential buyer to become the new owner.
